We handle the marketing, showings, screening, paperwork, and move-in inspection upfront. You pay only after your property is rented to a qualified tenant and rent is collected — no setup, admin, or transfer fees.

Other companies often charge markups when repair work is performed — we don't believe that's ethical. You're only ever charged the actual rate of the vendor's service and materials, and we pass our negotiated vendor savings straight to you.

Pet damage covered —
up to $2,500.
For no extra charge to owners, we'll cover up to $2,500 to repair any damage caused by an approved pet. We screen each pet, charge a reasonable pet fee to the tenant, and guarantee that you will not pay out of pocket for pet damage.
Conditions: We must have approved the pet through our process and signed the lease with the tenant. Not available for inherited tenants or pets. Must be part of your Property Management Package and specifically included in your Property Management Agreement.
If eviction happens,
it’s on us.
If a tenant that we place & manage must be evicted for nonpayment of rent, we'll handle the eviction free for up to 1 year — including any filing fees, server fees, and lock change fees, up to $3,000.
Conditions: We must have placed the tenants; inherited tenants are not covered. Covers evictions due to non-payment of rent only, and we must manage the property for the entire tenancy. Does not cover lost rents, property damage, tenant attorney fees, court-ordered fines, damages, or penalties. Must be part of your Property Management Package and specifically included in your Property Management Agreement.
Listed at our recommended price, your home leases in 30 days, or your first month's management fee is free.
If a tenant we placed leaves in the first 12 months, we re-lease the home free. A free placement, not a waived fee.
Conditions: We must have placed the tenants; inherited tenants are not covered. Does not cover tenants who break a lease due to military orders or transfers, or tenants who abided by lease terms by paying the specified break-lease fees.
Your rent is ACH'd to your account by the 10th every month, with an itemized statement detailing every dollar.
